I would find a realtor that knows how to work with investors.  A lot of realtors have left the game.
The one's that are still around have needed to get to know short sales...investor deals, etc if they wanted to eat.

Do NOT get comps from Zillow, or from any other free service for that matter.  This is your investment and you won't have anyone to blame for a bad deal (when you're honest) except for yourself.

You need to get a comparables service.  Ask around at your local REIA and they will tell you which one to get for your county.

Some investors say Zillow is bad to use then other investors say they use Zillow to get them comps and they  get deals done and closed with the help of getting comps from Zillow and other free sites. If Zillow is that bad, how are the investors who use it still get deals done?

Where old posts of mine are you looking at for you to get that information? I  am not looking to qualify for a loan, especially if I am trying to get homes under contract then assign the property to end buyers which is all I am trying to do. I know I won't need a loan for that. I was doing a bit of bird dogging for an investor a long while back when I first showed interest in investing. That investor at the time was hard to deal with when it came to finding deals, so I decided I should try wholesaling alone. I was willing to partner up with other investors to help bring in some money. That was about to work out until the investors gave up contact.

If you want a single opinion, go read a book.
If you want diverse, multiple (possibly even conflicting) opinions, that's what a forum is for.

Oh that's just great. And I even have an agent offering me to help with what whatever I need help with. To be honest, all I want is someone who can run good comps  on properties I am interested in. Someone who has professional experience that I do not have is what I am looking for. I thought agents were good at that kind of stuff.
