CASH sorry if you think I made misleading statements.  I am sure you can provide one deal that you have done where a bank had a first lien on the property and you did a SUB2. I will be waiting for you to supply me with that info.

Real Estate Seller,

While investing personally in Las Vegas, a Captain in the Air Force stationed at Nellis Air Force Base made an investment in my course.  Shortly thereafter he received transfer orders to Dayton, Ohio.

He called me a little while thereafter, saying it was really difficult to find deals there.  So I thought well lets see if Sub 2 deals can be done in Dayton.  The only thing as I remember I liked about Dayton were the great Greek Salads.

I headed out to Dayton the end of August 1996 in my motor home.  We got together and started our advertising program.  He was later transferred in 2000 to Florida where he later retired.

You can go to this county recorders site and check out how he did.

One deal...supply you...if you go to my website you will see just a fraction of the deals I have done right off a county recorders web site.  In a Sub 2 deal the bank almost in all cases has a first lien on the property, this is why they call it "Subject To the existing financing".

Saw in the PM that you are trying to compare what an attorney by the name of Troy Titus did maybe using the Sub 2 investing method.

Here again this has nothing to do with the thousands of creative investors who properly adhere to ethical and legal investing.  This guy utilized a Ponzi scheme to invest, which is illegal the way he did it.

Has an Attorney General ever looked at me, sure, even wrote about it.

The ones doing the SUB2 should be careful because most banks have a clause in their contract that you can not deed the property without the banks permission. What I mean by deed is by recording it or by contract with home owner. William Tingle got in hot water by trying to teach people that a SUB2 is safe.


Thank you for your concern "Real Estate Seller", whoever you are but the only "hot water" I got in was having a greedy ex wife who wanted to take everything I had ever worked for. Anyone that has ever has one of the same might have some idea of what that could involve.

Even with everything else that went on, there still were no DOS issues.

I love the anonymity of the internet.
