First got this idea from Propertymanager....who has long since vacated this site.

Am wondering what other landlords think of using this time frame.

Mike's, (Propertymanager's), rationale was that in limiting leases to just 30 days....it made it that much simpler to evict...if tenant was creating too much drama.

My gut feeling is that it's a great tool to use.

If it is on 30 day it is consider month to month.

Yes!  We use month-to-month leases from the beginning for the exact same reason.  The exception to that is HUD requires a one year lease so all of our sect 8 tenants start out on a year lease.  I think it's an excellent strategy.  It gives you an out if you need it.  If someone doesn't pay, you can evict them for that no matter how long the lease is for.  The beauty of the m2m lease is if a tenant is just bugging the crap out of you and nothing is ever right, you can just give them proper notice to vacate.  If they're 4 months into a 12 month lease, they're your headache until they screw up something you can actually evict them for.
