Bird Dog Help?

I was wondering how do you find and qualify a good Bird Dog?

How and what do you pay to a bird dog?

What exactly are their responsiblities to you as an investor?

What experiences has anyone had using a bird dog?

Good or Bad?

Any Feed on using a Bird Dog to find Residential Investment - Fix and Flips or Buy and Hold rental properities would be great.

Please only actual experience, not something out of a book or off a website or tape would be great.

All a bird dog really does is find houses and/or buyers for you, upon closing, you would give them a finders fee for 1000 or 500...Its really not that much to give up if you make 20000 off of the deal.
