Hi, I was wondering if anyone has had success with marketing on-line and Craigslist marketing to get leads for motivated sellers?

I've been posting "We Buy Houses Cash" type ads with my website for a year now on Craigslist to attract motivated sellers with no success.

I've been trying to contact FSBOs and FRBOs on Craigslist and other home seller websites. I've asked FRBOs if they would consider selling their rental out right or doing a rent to own and asking FSBOs if they are interested in selling for a quick cash sale and fast close or if they will take a down payment and the rest in monthly payments.

Any thoughts on how to get motivated seller leads on a low tight budget? Thanks.

You can use IFTTT to setup craigslist post to get emailed to you. I got my first deal that way.

Maybe you can try reposting on Craigslist every few days so that your listing is always at the top, also try changing the title so that you can attract more people.

I use craigslist primarily for investors looking for off market deals in ct. have not had much luck with motivated sellers.

I have had success by consistently posting in smaller markets because there is less competition and the post will stay at the top longer but when I tried the same system in a large market I had no luck

It really depends what you define as a success.
I use Craigslist to drive traffic to my site. I am not looking to actually make a deal on Craigslist. So yes I have had success. I don't bother with CL for the same reason I do not bother with MLS. Too much competition.

But here is what I suggest. You need a good site. You have to have a site that converts. Just jumping in front of a seller on CL is absolutely useless. If you think you are the only person the seller will encounter you are very wrong. This is where the site comes in. You lre him to your site. This already sets you apart from most other investors and vultures on CL. Then once on your site it is much easier to win them over and make a deal.

We've had a little success with CL.    Several phone calls, several offers made, 1 completed deal on house we rehab.   In our market, the competition is fierce as it seems that everyone in Austin has watched HGTV shows and now want to flip properties.

I've been able to build my Buyer's list pretty well with Craigslist.

Using it to get sellers has been less fruitful.

I've also had success with CL. Not in making or finding deals but with making contact with cash buyers. Made contact with 2 cash buyers just this week and meeting with one next Tuesday.😊 Driving for dollars to find deals

When I first started my marketing the first thing I did was Craigslist. I posted a lot of ads which then brought more attention to my website and got 2 leads from it. I still post on craigslist 2-3 times a week. I don't spend a lot of time on it now that i have my posts up and running.
