Good Morning,

I am about to get this big ball rolling and I have a question that has been nagging me.  How is the ARV determined?  I have seen an appraisal before, but that just gives the current value of the property if I understand it correctly.  Do you communicate with the appraiser the updates planned for the property to influence the ARV?

Get an after repair appraisal based on the repairs that you will be making to the property.  The appraisor will take your planned list of repairs and determine the value assuming you make all repairs.

Can any appraiser do an ARV or should I be looking for a specialist?

most any appraiser should be able to do it.  I would try to get a referral for your area  8)
