I have the time and will be doing most/all of the work.  

I have an investor who will be funding the project 100%

What is the average split in profit/ownership of company for this arrangement???

My partners and I split everything 50/50, even though they front all of the money, and I find the deal, organize/arrange the rehab, and sell the place-unless we list it.

Actually, I met one of them through our local REI club and the other one actually bought a house from me and asked if I found anymore, if I would be willing to partner with him, if he put up all the funds.  Sounded fair enough for me! Smiley  Join your local club, lots of investors have lotsa money, but no time.

Oh, I forgot to mention-NEVER do business with family or friends!  Usually you will end up having to choose between them and making money.  Just my two cents, I am sure it has worked for a lot of people, just be weary.

I myself prefer the preforeclosure and sub2 markets.  However if I see a deal, I will jump on it.  When using my partners it is usually fix and flip...
