This is an excellent book for understanding the "paperwork" behind a real estate transaction (i.e., contracts, deeds, assignment, title, liens). Understanding how to prepare various real estate documents and how to conduct a title search are the unglamorous side of real estate, yet they are a critical aspect of a real estate deal. The author explains the rules of the game in language that is easy to understand and best of all, he shares his strategy on how to play the game based on real life experiences which is priceless. For example, the book covers techniques on how to solve title problems, how to protect yourself against title problems and fraud, and how to save your precious capital when flipping a deal.
I agree with the author's premise about "nobody takes care of your money as good as you do." Although there are professionals (i.e., attorneys & title officer) available to assist in closing a real estate deal, they typically are just too busy with other deals or personal issues to be completely in tune with my deal and what might be missing. This book was very helpful for me to understand the process and what to look for so that I'm better prepared to oversee my transaction. Leslie Kalasky Tustin, CA
