One of the best attributes regarding real estate investing is also one the most abused; leverage, or the ability to borrow money to finance your investment. The beauty is that real estate is the only investment I know of where you can borrow money to buy it. You can’t do this with stocks, bonds, mutual funds, or any other investment I have found. However, it can also get you into a lot of trouble if you’re not careful (ask me how I know this!)
